Water tanks. AC outdoor units. Stairs to the roof. Washing and drying area. Storage. A servant quarter. On a commercial building, add exhaust ducts, chillers and walkways that maintenance staff need every week.
A conventional flat-mounted solar array has two options on that roof: fight everything, or give up half the space. Most installers quietly choose the second, then tell you your roof "only supports 6kW". Often the roof supports far more โ the layout was just never designed around what's already there.
A steel frame that lifts the entire array above roof level โ typically at 8 ya 10 feet โ so everything underneath keeps working. The panels sit on a raised platform, the roof stays open below, and the space you lose is reduced to the footprint of a few columns.

The shade underneath turns out to matter as much as the space. A covered roof slab runs measurably cooler, which means the rooms directly below it run cooler too.
An elevated array is a wind-loaded structure carrying a significant load several feet above a roof slab. It is a structural job, not a fabrication job. These are the things that get calculated before anything is cut:
Calculated for the site and the height, not copied from the last job. Karachi's coastal exposure and pre-monsoon gusts are the design case.
Members sized against the actual panel layout and spacing โ not a fixed recipe applied to every roof.
Where the load lands on the slab, beams or columns. Checked against the building, not assumed.

Walkways and clearances built in, so panels can be cleaned without anyone standing on them.
Routed in trays and conduit along the structure. Not zip-tied to the frame and left in the sun.
This is worth being blunt about, because it's your money and your roof. Elevated mounting became popular fast, and a lot of what goes up is a welder's best guess.
Thinner steel is cheaper and looks identical on day one. The difference shows up in the first strong pre-monsoon wind, with panels attached.
Columns placed where they're convenient rather than where the slab can carry them. On an older building this is a real risk.
A coat of enamel looks fine for a season. Then the rust starts at the welds, where you can't see it.
If there's no safe way to reach the panels, they don't get cleaned. Dirty panels in Karachi lose real generation.
Ask any company to show you the structure drawing before fabrication starts โ sections, spans, column positions, coating. We show ours as a matter of course. Agar koi dikhane se hichkichaye, wahin ruk jayein.

If your roof is large, empty and staying that way, a standard mount is the honest answer and we'll tell you so. Elevated structures earn their cost when roof space is the constraint.

Yes โ we fabricate structures for clients who are buying panels elsewhere or phasing the project.
It depends on the building, which is exactly why we survey before quoting. We check where the load can land and design the column positions around it. If the slab can't take it, we say so โ we don't build on a roof we're unsure about.
More, and how much more depends on clear height, array size and whether new footings are needed. The structure appears as a separate line in your quotation so you can weigh it against the roof space it gives back.
Fixings and waterproofing are part of the installation, not an afterthought.
That's the point of it. Clients use the space below for parking, laundry, storage and seating. Only the column footprints are lost.
